Identification Surveys, also known as Ident, Surveyor’s Certificate, Survey Report or House Survey, are designed to clearly report on information about a property, including its boundary position and the position of structures with respect to those boundaries.
Ident Surveys must be performed by a Registered Surveyor. Why would you ever need an Ident Survey? These survey reports are needed in a number of circumstances:
- When purchasing a property (Your solicitor will often organise this)
- When selling a property (Some sellers will arrange this and provide to prospective buyers)
- For Council Certification or Occupation Certificate in new homes
- For a builder to finalise a new home and hand over to their client
An Ident Survey achieves a number of things for your property:
- Confirms that the Title in a contract of sale is the same property as advertised
- Reports on Structures with respect to the boundaries, showing their setbacks
- Shows any Irregularities in Fencing or Retaining Walls
- Boundary Marking at the same time if requested.
